Hedgewood Status

The Downtown Development Authority approved the Hedgewood site plan at its January 2005 meeting, over objections of Member John Webb who moved to table the request because he had less than 24-hours to study the plan, as well as all other DDA members. The Hedgewood site plan was presented to the DDA without any of the written conditions imposed by the City Council. The Planning and Zoning Board passed the Hedgewood rezoning to the City Council without a recommendation in November 2004. The City Council approved the rezoning without Fire Marshall's approval, sending the site plan to the DDA for quick action. Although approved by the DDA in a 5 to 1 vote, with Webb dissenting, the project as of this posting lacks the Gwinnett County Fire Marshall's approval, leading citizens to question whether the City Council and DDA acted with due diligence to protect the safety and well-being of citizens. The street is only 11 feet wide.

The City Council in November 2004 approved Hedgewood's rezoning application for building as many as 158 DCD units. The buildings are approved up to 70 feet high at Rock Tenn, per the site plan issued to the DDA in January 2005. These units have two-car tandem garages, with only a single car width, expecting residents to park end-to-end. For future homeowners, street parking is the more likely scenario
